Project planning, cost breakdown and project budget

The construction market is the place where offers meet demand and where we can find requests made by the clients.

We can answer to client's request by delivering a project / investment proposal.

Demand side

Requests of technologies services that must be delivered with quality and safety innovation project offer side designers, project managers, construction companies

A project must contain

1. The targets defined
2. The phases of the works planned
3. The economic and time scheduling

We must perform a control and management of the whole project during the execution.

Planning is != from scheduling.

Is a vertical process.

Is an horizontal process.

It's fundamental to execute control.

There are 3 levels of management within the building process.

Level 3 = Project management. (Gestione del processo)

Figures involved: client and project manager

It's the level that ranges from the feasibility study and finishes with the operation management.

Level 2 = Project management.

Figures involved = project manager / designer / responsible of the process (in case of public works)

This level regards the definitive and executive design, the works supervision and the works end.

WBS

WBS - the last level should be the activity, realized by a defined working team for this activity we must be able to do a BOQ (computo), a resource analysis and then the TRC (calcolo fabbisogno)

Which should be the last (= most detailed) level of the WBS? -> It depends on the complexity of the project and of the working phase.

A lot of levels -> less errors that may occur

Few levels -> faster registrations

Not all the WBS structures must outline/describe the last level. The planning phase can stop at 4 levels of the WBS.

The WBS is not only an initial plan but it is also useful to collect data during the work execution. In this way it is possible to update costs and times related to each activity/operation, in order to obtain same summary costs or durations.

WBS -> Expected results are:

• A better understanding of the project
• A complete and organized list of all the activities that have to be budgeted
• A list of the activities to be used during the scheduling
• Assigning resources and responsibilities

We don't have to estimate everything, but just the most relevant resources

• 98% value of res. estimated
• 45% no of resources not estimated
• 55% no of resources estimated
